Newly renovated tiny cottage near Penela

A newly renovated wonderfully characteristic tiny stone cottage with a
small garden enclosed by stone walls and additional house requiring renovation.Although of a modest
size, this property has lots of character and off road parking. It is situated in the small hamlet of Caldeirao,
about 3km from Penela and boasts beautiful views and forest scenery. The

traditional timber ceiling and slate floor that runs throughout. Large timber

of them left exposed to give a more authentic feel. The walls have been Lime

The cottage has a feature door which leads into the living
area with door to bathroom and stairs to mezzanine sleeping area. The living area has a sink set into a slate
surround, an Aga style wood burning stove which heats the house and also has an
oven and hot plate on the top for cooking.A large chandelier
hangs over the centre of the living area with an addition light in the corner. Above the entrance door is a TV that sits on French
Oak and is supported with chains. A feature hand crafted wooden
door leads to the wet room which
has been sectioned off using fire proof plaster board. There is a slate
surround shower area with skirting. Exposed beams have been oiled and varnished
to compliment the rustic feel. A glass bowl sits on a French Oak shelf that is
supported by chains and the toilet is in the corner with an electric fan heater
above. There is a shaving socket and a point behind the mirror should any more
lighting be required. The sleeping loft is accessed by a set of timber stairs, and
the floor is pine that has been oiled and varnished. Two hanging lights either
side are supported by rope. The loft is approximately 9 m2 and is large enough
for a double bed with storage. All furniture and fittings are
included in the sale of the house. The house benefits from new electrical wiring,
plumbing and a two chamber septic tank.

Outside the schist slate theme is continued in the patio
area. There is a utility cupboard with
cupboards. A washing machine could be
installed here as supplies are close by.
There is housing for the gas bottles and gas boiler which provides hot
water to the house. A log store is next
to the housing for the gas bottles.

There is a small garden of approximately 150 m2 with
stone boundary wall and two small rockeries.
There are olive, orange and fig trees in the garden. There are lovely views across to the
mountains beyond.

There is another ruin opposite which can be rebuilt and the
roof has been partially restored.
