The location is superb as this is the first B&B you will see whilst entering the town of Figueiro dos Vinhos, a short drive of a few minutes will take you to this historical town. GROUNDFLOOR:

This is the floor where you will enter both the cafe and the restaurante, outside is good parking for guests and a big veranda facing forest views and a smaller outside area to sip your coffee. The cafe is fully equipped and has alcohol license and around 30 seats. The restaurante is reached either from the outside with separate entrance or through sliding glass doors from the cafe, it has 90 seats. There are guest toilets in both areas. Behind these areas is the fully equipped kitchen.

FIRST FLOOR:

This floor is reached from an outside staircase and the veranda, and has the reception area and two double bedrooms. Through another door, also from the veranda is the studio apartment, which contains a double bedroom, a bathroom with shower and a kitchen.

SECOND FLOOR:

This top floor is reached through an internal staircase and contains two double bedrooms and the attic.

BOTTOM FLOOR:

Here is one big open space with a bar, that can be used for weddings or big parties. It also contains another fully equipped kitchen and laundry room. From the wedding venue is a door that leads to the land. Here you also have a garage and the fully equipped wine making room (adega). This bottom floor would be excellent living quarters as kitchen and toilets are already in place. Plenty of space to do bedrooms and living room with access to the land, which is of a good size of 881m2 and has several fruit trees.

All the bedrooms has en-suites, air conditioning, heating, TV's and fitted wardrobes. Heating is either on wood or oil, and the roof is insulated. All amenities is connected.

Figueiro dos Vinhos is located around 30 minutes from Coimbra, which is Portugal's third biggest city, both Porto and Lisbon is around 1 1/2 -2 hours drive, the coast and seaside is around 40 minutes, the closest train station is in Pombal, which is around a 20 minute drive.
