House

Ground floor

Access from the front garden into the central hall way (15 m2) with its wooden stairs. To the right of the hall a doorway leads to the dining room (18 m2) and a separate kitchen (19 m2) with fitted units.

To the other side of the hall way you enter the living room (35 m2) with wooden flooring and stone fireplace with wood burning stove. Behind this living room is another lounge/office (26 m2) with a second wooden staircase to the first floor.

First floor

Upstairs the first area are four bedrooms (15, 16, 18 and 18 m2), all with en-suite shower facilities. On the first floor above the second lounge is one bedroom (12,5 m2) with an en-suite bathroom. The division of this house with two staircases makes it perfectly suitable to start a chambre d'hotes.

Attached to the house (next to the lounge/office) is an utility room with large glazed windows. From this utility room you enter the apartment (25 m2), which consists of a lounge, a bedroom and a shower facility. The utility room provides useful extending space, if you wish to add a kitchen to the apartment.

Outside

In front of the house there is a lovely garden, divided in a flower pad and a gravelled area for parking. Behind the house there is a large workshop which provides useful storage space. Via a shared outside courtyard, you enter a big garden which is mainly led to lawn with a number of trees and a vegetable plot. From the back of the garden you have a beautiful view over the vineyards.

The lay-out (six bedrooms with en-suites) and location of this property (between Cognac and Saintes), make it a perfect investment for a Bed & Breakfast business!
