Potential business opportunity with two properties, an above-ground swimming pool and possible further rooms for more bedroom accommodation.
location

House

A spacious kitchen (accessed via a few external steps and covered veranda) has a fireplace with wood burner (which also fires the central heating) and ample space for a dining table (31 sq m).

The lounge (32 sq m) also has large stone fireplace and stairs up to bedrooms above.

There are two good size bedrooms, one on a mezzanine (22 sq m), another large double (30 sq m) with en-suite shower room - plus a family bathroom with bath, hand wash basin and WC.

In the basement of the main house there is a further room (12 sq m currently used as occasional guest bedroom) with its own shower wet room (7 sq m with shower, hand wash basin and WC).

Gite Cottage

An open plan kitchen / lounge / dining room (26 sq m) is accessed from the central front door and there is a further ground floor room (15 sq m) which could be used as additional bedroom space or separate dining room.

On the first floor there are two bedrooms (both 10 sq m) plus a shower room (7 sq m) with shower, hand wash basin and WC.

Outside

An open sided barn opposite the main house, provide both parking / storage space, plus a covered outdoor eating space and there is an above-ground swimming pool located behind the barn.

The good size garden plot, with various walnut and fruit trees, sits behind the barn and could also possibly provide an extra income with camping plots (offering the wet room already in place as washing & laundry facility) - subject to the relevant permissions being obtained.

Located in the north of the Dordogne and only 10 minutes from the Charente town of Villebois-Lavalette, this house would make an ideal family home or potential for gite revenue generation.
