Description

Here we have an impressive group of granite buildings, sitting around a gravel strewn courtyard, a property that could generate many different revenue streams depending on the owners desires, strengths or even passions.

This area of Central Brittany dates back to the Bronze age, and this farmhouse house and outbuildings are set in grounds of historical significance in a small commune. Bronze age artefacts have been uncovered on this land by archaeologists and from the property you can see the 'Dolmen', which is a symbolic arrangement of granite stones from the early Neolithic period 4000- 3000 BC - now not many properties can boast that !

The main three bedroom farmhouse has been cleverly planned, with two staircases giving the option to separate the accommodation for B&B. Finished to a very high standard throughout, you enter via the hallway/ boot-room which opens into a quality equipped kitchen and dining area tiled throughout, together with a sitting room and log burner. From the kitchen are stairs up to a bathroom and two beautifully presented double bedrooms, with wooden floors, beams and dormer windows. Then from the sitting room, is a door leading to a self contained annex. Again with attention to detail throughout and comprising; a kitchenette and a living / dining area with exterior doors to the courtyard, stairs up to the double bedroom, again with wooden floor, beams and dormer window and an ensuite shower room.

Currently creating revenue as B&B, this house generates significant interest from historians and general public alike, seeking calm and connection with history and nature in the breathtaking countryside.

Potentially, if all buildings were completed in the layout that already has planning permission, a total of another four dwellings could be created with a further 11 to 14 bedrooms between them. All the expensive first fix works have been carried out, such as roofs, plumbing, electrics and telephone. Fibre optic cable and electrics have also been laid underground and up to the front doors. There has been a new central septic tank system 'fosse septique' installed for the all of the buildings, each with independent monitoring built in. All in all, tens of thousands of euros have been spent on the work that has been completed, it is now up to the next proud owner to finish the interiors to their own taste.

As well as the stone outbuildings, there are two barns - a smaller one which has been used for dog training and a larger barn with a studio 'flat' built inside. This twist consists of entrance area with own front door, main living area with all utilities built in, plus a separate study / bedroom with w.c. and shower. Also in this barn is a large workshop area with concrete floor and plenty of open storage space with enough head height for a caravan.

Outside: the main farmhouse is a large decking area and gravelled courtyard and driveway. Then, before the fields is a stream with 'mehirs' (standing stones) and a bridge leading you off to the forests and meadows beyond. In all there is just over 3 acres of space to explore and work with.

This nugget is a 'must see' if you have aspirations to own a Guest Gite and B&B complex with a decent earning potential AND major historical significance.

The department of Cotes d'Armor is the northern most department in the Region of Brittany, with the English Channel to the north, Ille-et-Vilaine to the east, Morbihan to the south and Finistere to the west it is a sunshine gem.

The picturesque Émeraude Coast looks north to the English Channel and is packed with charming seaside resorts and old fishing villages. Most of the towns of the interior were founded in the Middle Ages. The department's southern half is crossed by the Noires Mountains that run west to east with rivers emptying to the south into the Bay of Biscay and to the north into the Channel.

Along the coast, fishing was once important but is now secondary to the cultivation of fruit, oats, potatoes and wheat and of course tourism.
