Ground floor

The front door opens to the entrance hall with tiled floor. To the left a door opens to the south-facing sitting room (27m) with wooden floor and exposed beam ceiling. To the back of the room an archway leads through to the dining room (19m2) with tiled floor and brick fireplace with wood-burning stove.

To the right of the dining-room a door opens to the kitchen (about 14m2) with tiled floor and a range of fitted units. To the side of the kitchen a door opens to a glazed area which serves as the laundry room with a door to the back garden. Off this room are the bathroom and a separate WC.

A door to the back of the kitchen opens back to the entrance hall.

To the right of the entrance hall a door opens to a room (19m2 - currently used as a bedroom) with wooden floor and a staircase to the first floor. A door from this room in turn opens to another room (16m2 - currently used as a bedroom) with wooden floor.

First floor

The wooden staircase rises directly into a large bedroom (36m2) with wooden floor and exposed stone walls. To one side a doorway opens to an attic space (36m2) in which it could be possible to create further habitable space.

Exterior

The house sits on a plot of 640m2. To the front of the house is a walled garden lid to lawn with a couple of mature palm trees. From here a large outbuilding can be accessed (about 60m2) which has large doors to the lane.

To the back of the house is another area of garden, with gates to the lane. To the back of the garden is another outbuilding.

Set in the heart of a small village with a shop and a bar/restaurant, the small town of Matha is just a short drive and the historic town of Cognac is just 20km.
