Village house with outbuilding near Cognac

This 4 bedroom village house set in a village in the Grande Champagne has a large outbuilding and is just a short drive from the historic town of Cognac.

House

Ground floor

The front door opens to the entrance hall (12 sq m) with a prettily tiled floor, exposed beam ceiling and a dressed stone wall. To the right a door opens to the kitchen / dining room (24 sq m) with tiled floor, exposed beam ceiling and a range of fitted kitchen units.

To the left of the hall a door opens to the living room (28 sq m) with tiled floor and exposed beam ceiling.

To the rear of the hall a door opens to a utility room (plumbing for a washing machine) off which is a ground floor WC - these rooms are built into a barn that runs behind the house.

First floor

A wooden staircase rises from the entrance hall to the first floor landing, off which are four bedrooms (13 sq m, 12 sq m , 11 sq m and 10 sq m) all of which have wooden floorboards. Two of the bedrooms have a communicating door - the two rooms could therefore create a suite if desired (although they both have doors opening onto the landing).

Also off the landing are a shower room and a separate WC.

Exterior

The south-facing garden lies to the front of the house and is left to lawn with a number of mature trees and shrubs. To one side of the garden is a workshop (20 sq m) next to which are a couple of small stone storage sheds.

Outbuilding

Attached to the side of the house is a large barn that provides covered parking and storage space. Next to the barn are the boiler room and the cellar. A door from the cellar opens to a flight of steps that lead up to the barn that runs behind the house (into which the utility room has been built). To the front of the attached barn is plenty of parking space.

This house is in a village just to the south of Cognac. It does side onto a fairly busy road (hence the price).
