This well-maintained guesthouse Niederau is located in the immediate vicinity of the center of Niederau and only a few minutes walk from the ski lifts.

Built in 1979, the property was extended in 1984 and has always been well maintained.

The 23 double rooms are spread over 4 floors, and all of them are equipped with a bathroom and toilet. (9 with a bath tub and toilet, 14 with a shower and toilet)

Most of them have access to one of the balconies.

On the ground floor is the dining room and bar with about 80 seats, and a fully equipped kitchen. (4-burner gas cooker, deep fryer, plate heaters, gas grill, combi steamer, etc.)

Stairs down to the basement for the toilets, lounge, boiler room, Storeroom, utility room.

Outside there is a guest terrace and a common garden.

In addition, the property has 2 additional staff rooms, a ski room with boot dryer, a shelter, a tapping room, storerooms, a fully equipped laundry room with dryer and sanitary facilities for the restaurant and bar area.

The Guesthouse Niederau is heated by an oil central heating system with radiators. Hot water is treated in combination with a solar system and oil heating.

There are ample parking spaces in front of the house.

Niederau - Wildschonau is a small, traditional Austrian resort with a small network of pistes (suited for beginners and early intermediates) that links with the two other resorts of the Niederau - Wildschonau ski area: Auffach and Oberau. There are 11 lifts at Niederau - Wildschonau and 13 groomed trails. The terrain is suitable for all abilities.

Wild and beautiful - hence the name of one of the Tyrol's loveliest and most unspoilt valleys. Even though Innsbruck is just under two hours away it could be a million miles away from the hustle and bustle of city life. Niederau, the first and biggest of its traditional and most charming villages, is ideal for beginner and intermediate skiers, although there are testing runs too. It's linked with Oberau, just 3km away, by free ski bus service. Auffach, at the end of the valley, has some more challenging slopes and is now linked with Alpbach's ski area to form, with Niederau and Auffach, the Ski Juwel area. In recent seasons, the Wildschonau has won awards for 'Best Family Ski Area' and 'Friendliest Staff', as well as one for excellent piste preparation.

The high valley Wildschonau with the four villages Niederau (1.049 inhabitants, sea level 826m), Oberau (2.010 inhabitants, sea level 936m), Auffach (925 inhabitants, sea level 875m) und Thierbach (166 inhabitants, sea level 1.173 m) is one of the most beautiful high mountain valleys of Europe. The community Wildschonau is a two season area and offers numerous leisure facilities for every liking.

The high mountain village Wildschonau in the Kitzbuheler Alps offers 70 km groomed slopes and 25 lifts. In summer the hiking region Wildschonau offers 300 km hiking trails.

The nearest airport to Niederau - Wildschonau is Innsbruck, but also Munich and Salzburg are good options.
