GOLF PROPERTY IN LANGUEDOC:
This property is a newly-built 2 bedroom apartment of 66 sqm with a 20 sqm terrace south facing and overlooking the golf course of St Cyprien. The price includes one allocated parking space, fitted bathroom and reversible air-conditioning.
This gated development of daring and airy contemporary architecture features a mix of apartments and town houses. The development boasts landscaped communal gardens with Mediterranean vegetation and a luxury swimming pool of generous size. The development is 700 m away from the beach in a very peaceful area. The building sheltering the apartments directly overlooks the Golf. Each apartment boasts a vast sheltered terrace facing the Golf and South oriented while bedrooms are wisely located on the North side. The houses are town houses with 2 bedrooms and two vast terraces with views on the countryside.
Interesting to note that all the apartments have been delivered end of 2009 and therefore are habitable straight away while still benefiting from all the guarantees attached to any new build French property (namely reduced stamp duty, 10 year structural warranty.). The last 3 town houses are at the end of the building process but a few of the finished ones are still available.
The location and area:
As often on the Roussillon coastline, the old village (Saint Cyprien village) is located in the hinterland while the holiday resort (Saint-Cyprien-plage) is located on the seaside. St Cyprien-plage was built in the 60's onward along a 3km/1,8 mi sandy beach which commands wonderful views of the Pyrenees rolling down into the Mediterranean. South of St Cyprien a natural lagoon converted into a lively marina shelters the 3rd French leisure harbour and 2nd leisure harbour on the Mediterranean with 2,200 moorings. St Cyprien also boasts an International Golf course which is set in an outstanding environment, between lagoon and sea and with the Pyrenees as a background. As a matter of fact, North of Saint-Cyprien plage the huge lagoon de Canet et Saint-Nazaire, is a shelter to around 300 wild birds species and gives onto the Golf course. In spring time you can watch the snowy mountains while sunbathing on the beach. Being part of the town's assets, the beach and sea are closely looked after and receive each year since 20 years, the Blue Flag (Pavillon bleu d'Europe), a much coveted reward (only a hundred seaside 'communes' qualify for this distinction) for quality of the sea water, beach equipments and quality of life.
Two of the beaches are also equipped to receive people with impaired mobility since there is a 'Tiralo' (sort of floating wheel chair) and access to the beach on wooden panels tracks. As Saint-Cyprien is the 4th town of Pyrenees Orientales with around 10,000 inhabitants it enjoys a year round appeal and is not a ghost city like many seaside resorts in winter. The associative life is very rich driven by many young and active retired people. An impressive sports centre has recently been built for 24 tennis courts and a big swimming pool. Cycling is also much practised along this flat coast. The long coastline also caters for many water activities such as sailing, fishing and above all windsurfing. Languedoc coast is rather windy, and therefore is the 3rd French region for sunshine after Corsica and the French Riviera with over 300 days of sun in Perpignan and the drier part of France with only 58 rainy days which allows for plenty of occasions to discover the surrounding region.
The famous rocky coastline known as Cote Vermeille starts just 15 km away. When rolling down into the sea the mountains create a dramatic landscape (Vermilion coast), named after the red colour of its rocky schist steep hills at sunshine, which creates a contrast with the deep blue of the sea.
