To support the hotels, a spectacular 18 hole championship golf course was designed and built by Peter Matkovich, the renowned South African designer. This course, together with its own driving range, clubhouse and nine hole par three course was completed some two years ago to coincide with the opening of the first hotels.

Indeed, a particular and unusual feature of this development is that the vast majority of the facilities, which are to include a sports and tennis club and residents' beach club, are already in place and operational.

In terms of Mauritian laws and regulations, very few residential schemes have been granted the right to construct and sell freehold villas to overseas buyers. Such projects need to be approved as an Integrated Resort Scheme and this exceptional development has all the necessary approvals in place. Construction is well under way (progress photographs are available) and over 100 of the villas have already been sold.

The Integrated Resort Scheme

The acquisition of a villa for residential purposes by a foreigner under the Integrated Resort Scheme will allow the foreigner and his or her dependant family to reside in Mauritius as long as he or she retains ownership. The Estate will incorporate an Ownership Association to manage security, maintenance and the entire resort.

The Developer's application in terms of Section 6 of The Investment Promotion (Integrated Resort Scheme) Regulation 2002 was approved on 12th February 2007, allowing the purchase of villas on the resort by foreign buyers under certain conditions.

• Prior to each stage payment, construction stages are certified by independent professionals
• Each villa will have a Bank Guarantee which ensures that construction of the villa is completed
• There is a 10 years guarantee for latent defects and other protection from Mauritian civil law
• Transfer Tax of 5% of the price and Registration Duty of US$70,000 are included in the prices
• An independent notary is available to manage the conveyance at a discounted fee of 0.5% of the purchase price (although the buyer is not obliged to take advantage of this offer); additional costs and taxes of about US$60 are payable by the buyer on signature of the Deed of Sale
• There is no inheritance or capital gains tax and income tax is just 15%; tax benefits may vary according to the country of tax domicile and buyers are recommended to take advice from an international tax specialist. Investabroad Properties can introduce such a specialist if required
