Main house
Ground floor
The front door opens to the entrance hall (12m2) with terracotta tiled floor and exposed beam ceiling. To the left of the hall a door opens to a large sitting room (32m2) with terracotta tiled floor, exposed beam ceiling and a traditional Charentaise limestone fireplace with wood-burning stove.
To the right of the entrance hall a door opens to a spacious kitchen / dining room (35m2) with terracotta tiled floor, exposed beam ceiling, fireplace, modern fitted kitchen units and a glazed door to the garden.
To the far side of the kitchen a door opens to a large second, or "summer" kitchen (21m2) with tiled floor, exposed beam ceiling, fitted kitchen units and a glazed door to the garden. Off this room are a shower room (shower, wash-basin, WC and bidet) as well as the boiler room
To the back of the main entrance hall a door opens to the summer sitting room (22m2) with tiled floor, exposed stone feature wall and glazed patio doors to the garden. Set on the north side of the house with views across lawns this room is perfect for those long hot summer days.
Also to the back of the entrance hall another door opens to an attached outbuilding (about 40m2) - used as a garage / store room
First floor
A wooden staircase rises from the entrance hall to the first floor landing, off which are four bedrooms (25m2, 14.5m2, 10.5m2 and 9m2), all with wooden floors. The master bedroom has a very large ensuite bathroom (with bath, shower, wash-basin and WC) as well as a proper dressing room (9m2). From the dressing room there is access to some attic space.
Also off the landing is a shower room (shower, wash-basin and WC).
Gite
Attached to the house is a charming gite comprising a large living space (27m2) with tiled floor, exposed stone feature wall, exposed beam ceiling and, to one corner, a range of fitted kitchen units. From the living room a corridor leads to two bedrooms (16.5m2 and 10.5m2) as well as a bathroom (bath, wash-basin, WC).
Outbuildings
To one side of the main entrance gate is a useful open-side barn - ideal for storage and covered parking. Set in the garden is a very pretty stone barn.
Exterior
The buildings sit on a plot of 5827m2. The garden to the north of the house is mainly laid to lawn with the drive to the house lined with fruit trees.
To the south of the house is a courtyard-style garden with a gravel terrace which leads on to lawns with trees, shrubs and flower borders. To one side there is an attractive bread oven.
Set to one side of the garden is the swimming pool area - with pool, terrace, covered dining space (with kitchen area) and some small stone storage buildings.
This is a delightful property in a great location on the edge of a village with a boulangerie. The historic town of Cognac is just a short drive and the coast is easily accessible.
