Ground floor
From the paved courtyard to the front of the house, the front door opens onto the entrance hall (20m2) with tiled floor and, to one side, a wood pellet stove.
To the left a doorway leads to the living room (20m2) with wooden floor, beamed ceiling and glazed door to the courtyard. From here a doorway goes to a large kitchen / dining room (48m2 - really used as a living room with plenty of space for armchairs) with tiled floor and exposed stone wall. The kitchen area is equipped with modern elements, here too, a glass door opens onto the courtyard.
All the living rooms on the ground floor have access to a service corridor running along the back of the house. Off this there is a WC and a small hall (3.5m2) from where the stairs rise to the floor.

The staircase leads to a landing (11m2) off which are four bedrooms (17m2, 17m2 16m2 and 16m2) as well as a dressing room (4.5m2 - which could equally be converted to an additional shower room.

Attic
From the landing a staircase rises to the attic which provides storage space (insufficient head-height for conversion to habitable accommodation).
Outside
All the main rooms of the house overlook a beautifully landscaped pond in the village.
In the courtyard, a stone staircase joins the charming garden bordered by a branch of the Charente that used to feed the watermills of the village. The garden is laid to lawn with trees and flowers and the stream brings a nice touch of freshness for warm summer days.
All openings are double glazed and custom made in solid oak.
