Set in rolling countryside, the owners of this period French farmhouse have created a small business for caravans and campers to enjoy the peaceful location as much as they do. They run a small holding alongside it and the option is there for the new owners to carry on camping too, with perhaps a little extra investment to update some of the facilities.
The house itself has two large downstairs rooms. There is a typical farmhouse kitchen with wood burning range and one of the heaviest oak ceiling beams I have seen in a long time. Adjacent is a tiled lounge area where the stairs rise up to the bedrooms. You can also access a separate room offered to campers as a utility area and there is a shower and WC as well. Both could benefit from updating. The bedrooms are the result of a more recently converted attic space and offer double sized rooms with exposed stone work. There are also two modern bathrooms up here, one a family bathroom and the other can be accessed either side by the two of the bedrooms making a shared en suite. There is built in storage space and roof lights to increase light. The roof has been worked on recently and the drainage system conforms to current regulations. The outbuildings include a large barn incorporating stable areas where livestock reared by the present owners live. Considering the size of the building, the roof is not in too bad a state. However, there are three smaller stone sheds next to the utility end of the farm house whose roofs require some attention. On the opposite side is a separate one room cottage, again used for livestock. The land is delightful and surrounds the property. The hamlet is a ten minute drive from the historic town of Charroux where there are some local shops, a college and places to eat out. The market towns of Civray and Confolens are 20 minutes drive for weekly shopping needs. Poitiers and Limoges are both within one hour drive for international train and air links.
