Farmhouse and vineyard with great potential!

The property is situated outside the charming hilltop village of Agliano Terme, known for its Thermal Springs and of course the wonderful Barbera wines, and from 2015 also part of the Unesco World Heritage.

This is a large, spacious cascina of app 400 sqm and with the authentic stables and hayloft which could be made into very nice features, the surrounding land is app 2,2 ha of garden and vineyard.

The property is habitable, but in need of upgrading throughout, it could be a grand family home or a charming B&B, but is also well suited if you were considering trying your capacity as a winefarmer as the structure would be ideal for a winery and the 1,5 ha of premium Barbera DOCG vines in premium position is a perfect start!

Two separate entrances leads into the classical farmhouse which at the moment has two living units, to the right you enter into the house through the panoramic landing and on this side we find livingroom, kitchen and bathroom on the ground floor and three bedrooms and a bathroom on the first floor.

The unit to the left has kitchen and livingroom on the ground floor and two bedrooms and a bathroom on the first floor.

Ask for the plans to get a better idea!!!

There are fireplaces in the living rooms and woodburning stoves in the kitchen, there is a large garage/workshed and the newer structure which could be used for habitation or a modern winery.

The classical cantina with its vaulted ceilings completes this interesting property!

Price asked is 215.000€ – negotiable!
