Commercial Land For Sale: Nicosia

This is one of very few remaining prime commercial development sites in the centre of the Capital City of Nicosia.

Located on Kallipoleos Avenue, one of the main city avenues, the site is very close to the City's Commercial Centre in Arch. Makarios III Avenue. It is well proportioned and has a site area of 748 square meters.

The latest update from the Cyprus Department of Lands and Surveys shows the site to be located in the Town Planning Zone Eb3 (Ess3), meaning that it is 'Zoned for Commercial and other Central Functions'.

This means that the following planning specifications apply:
Storeys: 6
Height: 24 m
Density: 160%
Coverage: 50%

The site is considered to be ideal for the development of a building of six storeys, with retail units at street level and five floors of offices above.

At present, an old house stands on the property but this is to be demolished and the property will be sold as a level cleared site, ready for development.
