Description

This fourbedroom DETACHED HOUSE is very desirable and well maintained, it was constructed in 2009 and is ready to move into straight away. South facing and with a lovely large paved terrace which attracts almost day long sunshine during the summer months.

Nestled on the edge of a rural hamlet, the nearby small town of Plouaret with its full range of local businesses is only 3km (2 miles) away. The property offers extensive gardens and 135m2 of living accommodation on a plot of 4700m2 with double-glazed aluminium-framed windows throughout. Central heating is provided by the aero-thermic system to the ground floor and by electric radiators upstairs.

THE ACCOMMODATION:

ENTRANCE HALL - with a tiled floor and access to bedroom one, a WC, a cloak cupboard, a shower room, the garage and an attractive staircase in wood to reach the upstairs accommodation.

LOUNGE/ DINING ROOM - 60.5m2 - large, L-shaped with a tiled floor and two patio doors for access onto the outside terrace.

FITTED KITCHEN - 11.3m2 - the fitted kitchen was installed in 2014 and features cupboards and drawers in solid oak, an induction hob with extractor fan, electric oven, a double sink and a dishwasher.

UTILITY ROOM - 5m2 - just off the kitchen, this is, in many ways a mini kitchen with its double sink, cupboards and drawers, a worktop and currently houses the fridge and a chest freezer.

BEDROOM 1 - 14m2 - with a built-in wardrobe with attractive solid oak sliding doors running almost the full length of one wall, with hanging space and shelves.

SHOWER ROOM - 5.3m2 - featuring an 'Italian' walk-in shower, attractive large wash basin on a substantial wood surface and matching lower shelf, floor-to-ceiling wall tiling and a full-length fitted cupboard with sliding mirrored doors providing hanging and shelf space.

SEPARATE WC - 1.6m2 - tiled from wall to ceiling, with a wash basin.

CLOAK CUPBOARD - a small cupboard providing useful hanging and storage space.

GARAGE - 19.2m2 - accommodates one car, with storage shelves, plumbing for a washing machine, an exit pipe for a tumble dryer, an electric folding door and a ladder to storage space above the garage.

FIRST FLOOR:

BEDROOM 2 - 9.4m2.

BEDROOM 3 - 10.3m2 - with a door to access substantial loft storage space..

BEDROOM 4 - 10.7m2.

BOX ROOM - with sufficient space for a single bed so could
serve as a fifth bedroom or ideal as an office.

BATHROOM - 5.9m2 - with a bath and shower attachment, a wash basin, WC, towel rails and tiling to two walls.

OUTSIDE:

The large patio in block paving offers a very 'green view' over the lawn and fields beyond and features an electrically-pumped running stream water feature with fish pond, divided by a small wooden walkway. South-facing for plenty of sunshine in fine weather, there is a retractable sun blind for comfort when needed.

The large lawn extends from the front of the property, down the side and to the rear and is partly bordered by large conifers and partly by a wire diving fence to separate it from the adjacent fields.

A good sized driveway provides ample parking space to supplement the garage.

Ornamental flower beds, three small greenhouses (including a tap for watering), a good sized vegetable plot and a garden shed of 10m2 complete the picture. The tiled roof is in very good condition.

ADDITIONAL INFORMATION:

The town Plouaret and the main RN12 dual-carriageway (Brest to Rennes and beyond) are both just 3km / 2 miles away and the large town of Guingamp with high-speed TGV train access to Paris and beyond is 30km / 19 miles away.

The ferry ports of Roscoff (serving Plymouth and Cork) and Saint Malo (serving Portsmouth and Jersey) are 56km (35 miles) and 152km (95 miles) away respectively. Dinard airport is 138km (86 miles) away and all are easily reached with the journeys being largely by dual carriageway. Ryanair fly Dinard to Stansted several times per week all year round and to East Midlands currently (as at September 2016) between April and the end of October. Brest airport is 78km (49 miles) and Rennes 165km (103 miles) away, again, all by dual carriageway. The airline FlyKiss (www.fly-kiss.com) now flies from Brest to Luton and Vueling (www.vueling.com) from Rennes to Gatwick, both three times a week (as at November 2016).

The department of Cotes d'Armor is the northern most department in the Region of Brittany, with the English Channel to the north, Ille-et-Vilaine to the east, Morbihan to the south and Finistere to the west it is a sunshine gem.

The picturesque Émeraude Coast looks north to the English Channel and is packed with charming seaside resorts and old fishing villages. Most of the towns of the interior were founded in the Middle Ages. The department's southern half is crossed by the Noires Mountains that run west to east with rivers emptying to the south into the Bay of Biscay and to the north into the Channel.

Along the coast, fishing was once important but is now secondary to the cultivation of fruit, oats, potatoes and wheat and of course tourism.
