Duras (47) Delightful Equestrian..

A well-maintained Equestrian centre with a two bedroom farmhouse and outbuildings.

A horse lover's paradise, this property has been recently re-wired and re-plumbed.

An attached barn and a separate 'sechoir' barn provide plenty of scope for improving and extending the property.

House:
The open plan living room/kitchen (8.5 x 4.5m) has modern units and has a woodburner.
The study (4.2 x 3.8m) leads to bedroom 1 (4.2 x 3.3m) which has an ensuite bathroom.
Bedroom 2 (4.1m x 2.8) also has an ensuite bathroom and has views to the front of the property.

All the domestic and farm water is supplied directly from two wells on the property -with suitable filtration equipment:no more water bills!

Grounds:
The attached barns (approx. 14m x 9.5, and 7.5m x 9.7)) are ripe for development and include a former wine-making area. They have large oak beams and both appear sound. One also houses a small boiler room (3.2 x 2.8) and well-water equipment.

There is a large open hanger which has 6 brick-built horse boxes, a tack room and a hay barn. It has an automated watering system to keep the horses happy!

There is a further Tobacco barn (15.6m x 7m) which is currently used to store hay and straw.
There is around 4 hectares of pasture, with new fencing and gates, and an automatic watering system. There is also a small lake.

There are no immediate neighbours and this home is set just off a short lane with no passing traffic. The nearest shops are around 5 km away, and is on the outskirts of the town of Duras, with shops, bars and restaurants.
