Description

Large farm with guest gites in South West France Just imagine. You can sit at your breakfast table, drinking a cup of coffee or tea and meanwhile enjoying a fabulous view of the surrounding rolling countryside and the snowy peaks of the Pyrenees. For the owner of this beautifully converted farmhouse this is part of their daily reality.

The farm is part of a small village that is situated at the limits of three departments: the Hautes Pyrenees, the Gers and Haute Garonne. In the village you will find a beautiful old church, a mairie (mayor's office) and a 'Salle des Fetes' (village hall), where the enthusiastic inhabitants regularly organise several activities including the 'Fete du village'.

There is also a well known pottery with a beautiful garden that attracts many visitors annually. The immediate vicinity of the House lends itself to beautiful walks, but also offers a variety of history and culture (museums, picturesque villages, and local markets).

In Boulogne sur Gesse (3 km) you will find everything you need on a practical level, such as doctors, pharmacy, shops, not to mention the vibrant regional market on Wednesdays. Toulouse (Airport) is just over an hour away and the Pyrenees (lot's of ski possibilities) and Spain, are within one hour. The house, with a total living space of more than 350 m2, is divided into three residential units.

The largest house is spread over two floors. Here you will find a spacious living room with a recessed fireplace and open kitchen with all modern appliances. The view of the mountains is really fantastic. Next to the living room is a cosy TV room or library. There are two spacious bedrooms, a small study, a bathroom, two toilets, a utility room and a storage room. On the large terrace you have a beautiful view of the countryside and the swimming pool.

The second house or gite has a spacious living room with open kitchen, a wood-burning stove, French windows leading to the terrace, two large bedrooms, one with a large, walk-in closet and two bathrooms with toilets. These rooms can easily be combined with those of the house.

The third house or gite has a spacious kitchen/dining room, a cosy living room, two bedrooms, a bathroom and two separate toilets.

The grounds around the house (almost 1 ha), with the beautiful large swimming pool (10 x 5 meters), consists of a rolling garden with beautiful, ancient oak trees, some fruit trees and a real forest.

The garage or barn offers generous space for your car and garden equipment. In the yard there is a small goat's stable.

The farm is located in an elevated position relative to the road so that it can't be seen from the house.

This farm is in excellent condition. You will find it to be a house with plenty of surprises, which gives you many opportunities to customize it to your own wishes and make your dream come true. In short, a house that needs to be seen.

The department of Hautes-Pyrenees is the southern-most department of the Midi Pyrenees region, its capital being the beautiful town of Tarbes.

The department has a very interesting geography as two small sections belonging geographically to Aquitaine are administratively part of the Hautes-Pyrenees. The department is split into two very different landscapes: mountains to the south covering half of the department, valleys to the north where the majority of the towns and villages are.

The economy of the department is mainly agricultural and tourism. Inside Midi Pyrenees, smaller areas have traditional names such as the Comminges (east of Toulouse) or the famous Gascony.

Hautes-Pyrenees is a very nice area to settle and one area to look out for (not very well known) is the Baronnies, a set of 30 villages which decided to preserve their rural traditions. An unspoilt area, they represent the rural idyll for anybody in search for absolute peace, authenticity and rest.
