Approaching the 3 bedroom stone and ardoise slate roof farmhouse you feel the character of the place, with the granite stone steps to the front door. The farmhouse lower-level is a very functional and well-designed space and has the floor area and potential to be made into a separate living quarter. There is a summer kitchen area with laundry room, separate shower room with basin and wc, wine cave and plenty of storage space. The whole of the basement has a tiled floor. There is also an internal staircase from the basement to the ground floor via the office.

The house is heated by the 2 cosy woodburners situated on the ground floor and are supplemented by electric radiators in each room. The property has been completely re-wired and fully insulated. The drainage is via septic tank which conforms to the current regulations.

The stone-built barn with ardoise slate roof situated next to the house is one of the best I have seen. It has an approximate floor area of 200m2 on each of the 2 levels.

The lower level which has power, light and water has a concrete floor and has been converted to include 2 stables and a Tack Room. There are also 4 individual wall-mounted automated water troughs for horses.

The upper level is totally original and still retains the wooden poles and wires which were used to dry tobacco leaves that were once grown in the area. The roof and wall timbers in this barn are magnificent. Access to both levels of the barn are external and can therefore be used for 2 very different and separate uses.

Access to the swimming pool is via a beautiful rose pergola with feature fountain at one end. The swimming pool measures 12x5 metres and benefits from a Roman End and jacuzzi jets. The depth of the pool ranges from 1 to 1.8m with a total of 90m2 of 'dallage' (paving stones) surrounding the pool. The pool is enclosed meeting french regulations and the pool can be illuminated at night.

Adjacent to the pool is an Abri-Piscine which is of timber construction under a red clay pantile roof. This area used for relaxing, eating and barbequing has power, light and water.

Within the well-designed landscaped area of the grounds is also a fruit orchard, vegetable garden and a pretty stone outbuilding with red clay pantile roof, which was originally used as a pigsty. The gardens are truly beautiful here designed to maximise the potential of each garden taking into consideration what is grown there, weather it be edible crop or flower beds. There is a well attached to this small building with a water level of 7-8 metres below ground level. With a pump the water can be used for watering the garden, washing cars etc.

All 10.65 hectares of land are attached to the property and include 1 hectare of woodland, another small field of approximately 0.25 of a hectare, a large grazing field of approximately 8 hectares and beyond the grazing field there is an area of approximately 1 hectare, which is a mixture of woodland, grassland and 200 metres of stream frontage.

The grazing land of approximately 8 hectares is fenced and has a water source. There is also a further area of parkland with trees and a field which is adjacent to the house and barn.

The Correze is home to a rich variety of unspoilt natural scenery. Its hills, lakes, rivers, waterfalls, forests and footpaths make it an ideal location for many outdoor leisure activities such as cycling, walking and canoeing.

The nearest town with day to day amenities is Argentat, which is a distance of 12kms. In the town there are Supermarkets, DIY stores, Doctors, Dentists, Post Office, Restaurants and Bars. Argentat is a very pretty town which lies alongside the River Dordogne and holds regular markets.

Larger towns within easy driving distance are Tulle (25kms) and Brive (35kms).

Other popular villages in the area include Beaulieu-sur-Dordogne, Collonges-la-Rouge, Beynat, Curemont and Turenne.

Brive has an International Railway Station with regular direct trains travelling to and from Paris in about 4-5 hours.

There are airports at Brive and Limoges with regular flights from the UK and the rest of Europe.

The A89 motorway and the A20 can be accessed within easy reach of both Tulle and Brive.

The peaceful location, panoramic views over the surrounding countryside and carefully tended gardens are a feature of this property.

Correze has many pretty villages or towns. It has six villages belonging to the 'Prettiest villages of France' category, so watch out for Collonges-la-Rouge, Curemonte, Saint-Robert, Segur-le-Chateau, Treignac and Turenne.

Limousin is often described as one of the cheapest French regions in terms of property. It will depend of course on the location and your personal expectations but in general you get a lot for your money.
