Description

Lovely stone property for sale in the heart of a very pretty village with bar and restaurant, comprising a main house with around 120 m2 of living space, an old school house with around 62m2 of space, a barn with garage space and small guest house, heated pool (10m x 4m), just outside a small market town with all shops between Sarlat in the Dordogne and Gourdon in the Lot.

Suitable as a primary home and lots of potential to develop a tourist activity or artistic activity (gallery, workshop), a quiet location but close to all amenities and famous tourist sites.

This stone house, which used to be the town hall, has around 120 m2 of living space on three floors and is in the traditional Perigordian style with exposed beams, stone walls and tiled or wooden floors and using traditional materials.

Entrance to the house at the front is from the village square into a large kitchen/dining room (28m2) with original fitted cupboards and fitted units, exposed beams and new oak staircase to the first floor.

Next to the kitchen is a very large utility room with laundry area, separate toilet with washbasin, and a fitted cupboard and tiled floor (19m2).

On the first floor with separate access to the rear of the property is a central corridor (10m2) leading to a spacious and cosy living room with large fireplace and wood-burning stove and wood floor (20m2), a bedroom (14m2) with en-suite shower room (3m2) and stairs leading on up to the top floor. Both rooms have doors to the back terrace, pool area and the gardens.

On the top floor is a master suite with bedroom (14m2) and a large bathroom with roll-top bath, wc and washbasin (13m2). Behind the house is a private entrance with metal gate and a grassed parking area, leading to the old school house building which has a total of 62 m2 of usable space, recently repointed with new ceiling, leading directly to the enclosed pool area.

Opposite the school house is an old stone barn, partly converted into a snug living room with wc off on the ground floor (15m2) with wooden stairs leading to the bedroom above (16m2).

On the south side of the house just down from the pool area is a large enclosed grassed area with well and fig tree, mature hedge and a few shrubs, all easily maintained.

A fine property in good condition with lots of character, ideal as a large family home or for holiday rentals.

The current owners have redone the electricity and plumbing in the house, put in new bathrooms, converted the attic, and all recently decorated, put in a heated pool with surrounding terrace.

Facilities: mains water, electricity and drainage, telephone, electric heating. ADSL broadband.

The department of Lot is a land of beautiful landscapes and dramatic gorges, slow moving rivers, beautiful villages such as Puy-l'Eveque and Rocamadour, and the vineyards of Cahors - other highlights included the Upper Dordogne Valley and the Causses du Quercy Regional Natural Park. Largely unspoiled by the passage of time, the Lot department of France is a delight to discover and explore.

The Lot & Quercy region in the South of France covers three French departments (Lot, Lot et Garonne, Tarn et Garonne) and is what remains of the ancient province of Quercy, to the south-east of the Perigord (Dordogne).

Situated between Bordeaux and Toulouse the area experiences hot dry summers and cold dry winters. The region has a micro climate that is drier and warmer than the regions to the north (Dordogne, Limousin), and is characterised by warm late Autumn months.

The Lot department is proud of its fine, local produce - from the truffles, to confit of duck & goose, to dark Cahor wines and the goat's cheese of Rocamadour - you won't be disappointed.

Three rivers flow through this department, the Dordogne to the north, the Cele in the centre and the Lot to the south. The first two rivers are generally given over to kayaking and canoeing. Boat trips are more popular on the Lot and provide an enjoyable way to see the villages and vineyards that drop down into the river.

Worth visiting are the medieval centres of Cahors & Figeac and the 25,000-year-old prehistoric caves (Grotte de Pech-Merle) near Cabrerets.
