This wonderful property comprises of a renovated farmhouse with five bedrooms, a one bedroom apartment, plus a converted five bedroom barn and several out buildings all set in nearly 5 hectares of mainly flat land on the edge of a valley with views to the Pyrenees.
The main house dates from approximately 1830 and is typical Bearnese in style. It is constructed of galle stones and brick rendered concrete under a concrete tiled roof. On the ground floor is the front door leading to a large living/dining room, new kitchen, library and one bedroom with en suite shower. At the rear is corridor with bathroom, shower room and two toilets. The old kitchen has been turned into a bedroom which links to the separate apartment with kitchen and living room with woodburner.
Upstairs are four bedrooms, three of which are en suite. The house has the benefit of oil fired central heating. There is a fosse septique to the rear, and 2 wells to the front. There is a broadband service.
The converted barn is also constructed of galle stones painted white under a concrete tiled roof. The barn has a ground floor space of approximately 34 x 8m. At one end is the living area whilst at the opposite end is the kitchen/dining area with a range of Ikea free-standing units with dishwasher, Sauter electric oven with 5 ring gas hob, extractor, double sink, & window overlooking the garden and terrace. Large double doors and side windows and smaller entrance doors, are all double glazed. Tiled floor throughout. Beamed ceiling.
On the 1st floor - 2 separate apartments each with 2 double bedrooms, a small sitting room, 2 shower rooms and toilets. Large mezzanine area. All areas are carpeted. Each bedroom has a Velux window and each sitting room has a widow to the front overlooking the garden. There is a separate fosse septique system serving the barn accommodation.
Unusually for this part of the Bearn, the house and barn are separate and all the buildings are in a straight line. To the front is a wide terrace which runs the whole length of the house, pool and barn. Next is a double garage joined to the apartment which is joined to the house.
There is a 10 x 5m pool, with a pool house with filtration and pump, plus a utility area housing a washing machine, basin, a shower and a toilet. Above is a small bedroom with a Velux window.
There is a single garage and three open-fronted storage ares, one used as a games room, one for the tractors and finally a wood store.
The property sits in around 10 acres of garden, fields and wood. To the front of the house the garden is laid to lawn with a small flower bed and covered barbecue area, and to the right of the drive is a long flower bed and small copse of trees. The area is mostly flat with the wood on the edge of the valley. There are a large variety of mature trees - with some specimen trees that include an Indian Lilac Tree, and 2 Tulip Trees.
There is a large vegetable garden with several young fruit trees. 2 more areas are laid to grass for sileage and there is also a large plantation of about 500 American Oaks and an avenue of sycamores. During September wild (edible) mushrooms can be picked.
The field to the front has great views of the mountains, especially in winter, with the observatory on snow-capped Pic du Midi visible. The grass areas are covered in wild flowers and butterflies in the spring. Located just 20 minutes north of Pau airport and 40 minutes from the Pyrenees, in the rolling countryside of Bearn Adour. The nearest town is Garlin with a wide variety of shops, restaurants and a supermarket. The Pyrenees mountains are a short journey to the south, where the valleys d'Ossau and d'Aspe give access to the mountains. The Atlantic coast is around 1.5 hours drive along the motorway to Biaritz, St Jean de Luz or Hossegor where the waves are ideal for all forms of watersports.
N.B. There is an International school at Pau, offering an Anglophone education for the international community of Bearn..
