Has To Be Seen To Be Believed....

I can see this unique rural property appealing to anyone looking for lots of space inside and out. I'll struggle to describe it all, as for an estate agent this place offers so many different options it has to be seen to be believed.

There is a choice of three front doors, either into the large fitted kitchen at the far end of the property, French doors going onto a spacious hallway or a door next to the bull eye's stone sink. Off from the kitchen are two utility rooms and a downstairs shower room. There is a formal dining room, a separate lounge area, another room that could be a separate playroom or office and finally, a beautiful lounge area with stone fireplace and exposed beams. All the rooms flow well together and there are three wood burning stoves supplementing the oil-fired radiators. Upstairs off the long landing are three large double bedrooms, two new bathrooms, one being ensuite and both have showers as well as baths and double sinks.

The outbuildings include a garage, workshop and boiler room. The second house is a hexagonal design that used to be motel rooms when the property was a country restaurant with accommodation. Half way through being updated with a new septic tank, tiled floors, it is a manageable project to offer friends, family or paying guests somewhere to stay. The land includes a large meadow and some woodland. Finally, in the woods there is a rather neglected breezeblock chalet that has water but no electric. Another small project, if wanted, although it cannot be a permanent residence.

The house is ten minutes drive from the popular market town of Ruffec which has supermarkets, places to eat out and a TGV rail station. Easy access to the RN 10 means you can be at either Angouleme or Poitiers airports in under 45 minutes.
