House Of Light....

With all the shutters open this property takes advantage of its south facing position to ensure it lets in maximum amount of light yet retains the authentic feel of a classic French country house. New roof, electrics, sanitation and central heating means you also have all the modern day comforts as well.

The front door opens into a 29m2 dining room featuring a beautiful solid oak staircase, tiled floor and exposed beams. Two arches give access to the 27m2 kitchen which has a range of pretty fitted units, leads to the 15m2 utility room. Here there is a second sink and a downstairs toilet. To the right of the entrance is a 37m2 sitting room with a huge oak beam and a wood burning stove. Upstairs is a galleried landing and access to the bedrooms. Three are good sized doubles (18m2, 14.4m2 and 22.5m2) and one a large single (9.7m2). Three bedrooms share a bathroom (with a shower over the bath and heated towel rail) and a separate toilet. The en-suite to the master bedroom features a hydro jet shower, toilet, basin and heated towel rail.

To the side of the house is the workshop, which leads into the new boiler room. The garden is a nice size, certainly big enough for a pool if you want one. There is also a stone tool shed, some chicken sheds and a small orchard. Directly across the small lane is the garage and another plot of land where you could grow your own vegetables. There are views across open fields and countryside.

The hamlet is situated only 4kms from the pretty market town of Civray, where there is a wide range of shops, supermarkets, restaurants and schools. Poitiers International Airport is under an hour away.
