This impressive manor with free views over the lovely landscape of the Gers is situated close to the top of a hill. In a region that people call the 'Tuscany of France' we have this stunning house, property like this don't come on the market that often.

The weather is good nearly all year round with warm summers and a short winter in February. No big roads through the countryside, although the road between Toulouse (airport Blagnac at an hour) and Bordeaux (beautiful city at a three hours drive) will be a 'French highway' one day.

So just relax on the rhythm of life here with the 2 hours lunch and time for a chat in the supermarket.

Behind the house next to the huge barn you will find the large pool. Close to that an entrance to a room that can be used as a summer kitchen (with shower room) with a terrace. The garden is lovely and well maintained. The vegetable garden is there for growing your own vegetables.

The house is not far from Auch (capital of the region with all amenities and activities) and Vic Fezensac where you can do your daily shopping, find restaurants, library, weekly market with Sue's British food stall, dentist, doctor, pharmacy and more.

A must for those who like an impressive house with big spaces.

The department of Gers is often described by those who know France as an excellent area to visit, if not the best area of France for Brits who want to relocate. The largest Gersoise towns in terms of number of inhabitants are Auch, Condom and Fleurance but even these are not overly large.

Weather and climate is influenced by the proximity to the Atlantic coast and Pyrenees mountains, the weather can be changeable and occasional strong rain showers are a blessing to the arable farmland throughout the department. The North and East of the department are dry due to its increased distance from the sea and mountains. Summers are often hot and dry with temperatures reaching over 35C, in fact Auch is one of the driest cities in France along with neighbouring Toulouse.
