Lavancher, France

NEW TO THE MARKET
A 4 bedroom chalet of 136 m² set in 2674 m² of land, with a self contained habitable mazot and 2 further mazots. Excellent development potential with a possibility to build up to 400m².

The chalet, built in 1995 is on 3 levels facing due south with perfect views up to Mont-Blanc and its surrounding peaks. The main entrance is on the lower-ground floor with one bedroom, a laundry room and garage.

The main living area is on the first floor with open-planned lounge and dining areas and kitchen separated with a breakfast bar. There is access from the living area onto the large south-facing terrace which in turn gives access to the garden. There is a bathroom and separate WC on this floor. The second floor has 3 bedrooms, two of which have balconies and there is a separate WC.

Our opinion
This is a great opportunity to enlarge an existing chalet to create something unique or rebuild entirely. Although the interior is a little dated it could be lived in for many years until a future upgrade or redevelopment. This tree-lined setting has amazing views and with over 2,500m² of land it provides a great opportunity to create something very special.

Le Lavancher is situated between Argentière and Les Tines within the Chamonix Valley. Argentiere is just 3 minutes' and Chamonix within 10 minutes' by car. The chalet is situated in a sunny, quiet position in Le Lavancher and has a Mont-Blanc view which is not enjoyed in all areas of the hamlet.
