Description

Situated in the Correzienne countryside with panoramic views over the Massif Monedieres is this lovely 3 (potential for more) bedroom farmhouse together two attached barns and gardens of 2220m2. Built in local stone this property is in need of internal decoration and therefore creates a blank canvas for making the property your own without renovation.

The property situated in a small rural hamlet with views over the surrounding countryside. A rural setting but with ease of access to both Madranges, Treignac and Seilhac, this property benefits from the countryside views but with close access to the amenities of a small town.

Approaching the farmhouse you feel the character of the place, with the granite stone steps to the front door. Entering the farmhouse you arrive into a very characterful kitchen (40m2) with a beautiful large inglenook fireplace.

A real feature of the room. Leading from the kitchen is a large living room (32m2) with a separate door leading out to the front of the house.

Off the living room is a bedroom (8m2). Leading from the other side of the kitchen are two bedrooms (13m2) and a shower room and separate toilet. Leading up a staircase from the kitchen you will find a huge attic crying out to be converted. There are two large rooms up here, one with a window at the end of the room and the other housing a roof velux, therefore both rooms already have a natural light source. You can see from the attic that the roof is in good condition and the roof timbers also.

Underneath the main living area accessed internally and externally is a large cellar that runs the full length of the house. The access from the outside has a double door the size of a garage door therefore an excellent space for a workshop. The cellar is also a great space (again above head height) with a mill wheel nicely placed in the corner. A great feature of an old property.

Attached to the house are two barns, which create many possibilities for this property. The house is heated by oil central heating throughout plus a cosy woodburner in the kitchen.

The drainage is via septic tank.

The property has gardens that surround the property of 2220m2.

Tax Fonciere is 437 euros a year.

The Correze is home to a rich variety of unspoilt natural scenery. Its hills, lakes, rivers, waterfalls, forests and footpaths make it an ideal location for many outdoor leisure activities such as cycling, walking and canoeing.

The nearest village with day to day amenities is St Augustin, which is a distance of 5kms.

In the village there is a small Supermarket, School, Doctors, Post Office, Restaurant and Boulangerie. Larger towns within easy driving distance are Seilhac (14kms) and Treignac (12kms). Other popular villages in the area include Correze, Chamboulive and Le Lonzac.

Brive has an International Railway Station with regular direct trains travelling to and from Paris in about 4-5 hours.

There are airports at Brive and Limoges with regular flights from the UK and the rest of Europe. The A89 motorway and the A20 can be accessed within easy reach. The panoramic views over the surrounding countryside, characterfulness of the property and possibilities it offers are a feature of this property.

The department of Correze is located in south central France, Correze belongs to the Limousin region. Correze is the name river running through the department. The population is around 240,000 inhabitants and is split into three arrondissements (Tulle, Brive and Ussel), 38 cantons and 285 towns and villages. Lanscapes in this department are mountains, plateaus and valleys. The highest mountain is the Mont Bessou at 978m.

Correze has many pretty villages or towns. It has six villages belonging to the 'Prettiest villages of France' category, so watch out for Collonges-la-Rouge, Curemonte, Saint-Robert, Segur-le-Chateau, Treignac and Turenne.

Limousin is often described as one of the cheapest French regions in terms of property. It will depend of course on the location and your personal expectations but in general you get a lot for your money.

Less than 12% of the properties in Correze are second homes but the number is climbing as it is really sought after for quality holiday homes and setting up a B&B style business.
