This modern, village house is on two levels. Downstairs you have a large, open plan, sunny living area with contemporary wood burning stove for winter and air conditioning (reversible) for summer. You also find a fully equipped kitchen, laundry room, office, WC, storage space and the garage. The en-suite, master bedroom with walk-in dressing room is also on the ground floor.

Climb the wooden and tiled staircase and you arrive on a large, airy landing with French windows and a small balcony. Three good sized bedrooms, a family bathroom and a separate WC complete the tour.

Saint Elix d'Astarac is a tiny, country village which benefits from a magnificent communal forest, rolling countryside with footpaths for family walks and an attractive 14th century church. Every year the village organizes a fete in May, a snail feast in August and various concerts as well as an exhibition of paintings in September.

The nearest shops are in Saramon with its leisure centre or in Simorre with its fortified abbey; a five minute drive in either direction.

Toulouse and the Pyrenees are within easy distance.
