Situated in a very peaceful spot in the southern Haute Vienne is this lovely restored 4 bedroom house together with a 4 bedroom guest house with undeveloped barn space above, well stocked fishing lake and beautiful landscaped gardens.Approaching the property via a pretty lane, you are immediately taken by the beauty of the property and the very special place in which it is situated.Soaking up the sun in a south facing position, in each direction there are views over the rich Limousin countryside. The property is currently a home and a very successful and established Bed and Breakfast business with a 5 star reputation. A truly stunning property in a beautiful location!Approaching the property you feel the beauty of the place. Entering the house via a small hallway you arrive into a very welcoming and homely living room (37m2) with lovely character features such as a large wooden oak mantle piece housing a very cosy Godin wood-burner and solid oak paneled built-in storage space. Natural light floods into this room via the large french windows that frame the views of the gardens. Leading from the living room is a very spacious dining room (31m2), again with french doors leading out onto the shaded part of the terrace. This dining room can easily seat up to 22 people around a large table. The dining room and living room both benefit from under floor heating.Next to the dining room is a spacious kitchen (27m2) perfectly placed for serving dinner in the dining room or outside terrace. Entering the first floor via an oak staircase from the dining room, there are 3 nice double bedrooms (14, 8 and 17m2) with dormer windows. Two of the bedrooms have an en-suite shower room, the third having a bathroom plus the master bedroom benefiting from a walk-in wardrobe/dressing room. Accessed from either inside the house or outside there is a room housing the central heating system with enough room for freezers and other white goods. A fantastic feature of this property is the working bread oven and smoker that the current owner uses regularly to cook and serve food from. The house is heated by oil central heating and supplemented by the the 2 cosy wood-burners situated in each of the living rooms. The drainage is via septic tank (one for each property) which conforms to the current regulations. All room measurements are approximate. Solar thermal panels are in place that heat the water for both properties. The house is well insulated and is double glazed throughout. The stone-built barn situated next to the house has been converted on the lower level into a guest house. Two of the rooms benefiting from the south facing position and french doors leading to the terrace area. Within the well-designed landscaped gardens there is a well-stocked fishing lake measuring 813m2, being 2 metres deep. Present in the lake are trout, carp and tench.
