The kitchen area has a feature old-fashioned sink, Aga Rayburn cooker, storage cupboards and another double glazed solid oak window with sturdy interior wood shutters.

A four-hob gas cooker - which is fed from a gas bottle housed in the under-sink cupboard - is usually only used in the summer when the Aga Rayburn is not performing its dual function of heating the house and cooking food.

The ceiling features painted wood beams and distinctive lighting and there is an under-stairs storage area concealed by a curtain which has plumbing for a washing machine.

An attractive wooden staircase leads you to the landing with wood floor and:

BEDROOM 1 (approx 9m2) - with a wood floor, double glazed window in solid oak with sturdy interior wood shutters and a heating radiator.

BEDROOM 2 (approx 7.5m2) - with double glazed window in solid oak with sturdy interior wood shutters and heated by the rising pipe from the Aga Rayburn in the kitchen.

SEPARATE WC - housing the hot water tank.

BATHROOM (approx 4.7m2) - featuring a traditional iron bath tub with shower attachment, matching wash basin with a wood surround and slatted wood shelves below, double glazed window in solid oak with sturdy interior wood shutters and a heating radiator.

ATTIC / FURTHER BEDROOM - on the second floor, a landing area with radiator, approx 3.2m2. This is partly partitioned off from a larger room which could serve as a further bedroom or playroom. Heated by the rising pipe from the Aga Rayburn in the kitchen this room is approximately 15m2 with two double glazed solid oak windows.

THE EXTERIOR:

The pebbled small courtyard, accessed from the kitchen and behind the house, is very private. It captures the sun late afternoon and early evening and is ideal for dining 'al fresco' or relaxing on those warm summer evenings. A path rises up to garden level, the garden being approximately 400m2, on one side of which there is the gate from a shared driveway providing car access. The garden includes a small but sturdy children's wood cabin.

ADDITIONAL INFORMATION:

This central heating in this eco-friendly house is largely from hot water heated by the wood-burning Aga Rayburn in the kitchen (which also serves for cooking food of course) with the possibility to switch in heating by electricity in the summer months (if needed!) when the Aga Rayburn is used much less. Domestic hot water for washing and cooking is provided in the same way. Recently installed cast-iron radiators feature throughout the house as does eco-friendly linseed oil-based paint.

The walls are lime- and hemp-coated to improve insulation and the biometric electrical installation reduces magnetic fields in the house. The pipework has been completely replaced in copper and iron and there is roof insulation with a thickness of 40cm.

The main arterial RN12 dual-carriageway (Brest to Rennes and beyond) is around fifteen minutes' drive away and the large town of Saint Brieuc with all its amenities just a few more minutes along the same road. France's famous high-speed TGV train serves Saint Brieuc to reach Paris and further beyond.

The ferry ports of Saint Malo (serving Portsmouth and Jersey) and Roscoff (serving Plymouth and Cork) are both 109km (68 miles) away and Dinard airport is 94km (59 miles) away, all easily reached with the journeys being largely by dual carriageway. Ryanair fly Dinard to Stansted several times per week all year round and to East Midlands currently (as at September 2016) between April and the end of October. Brest airport is 114km (71 miles) away.
