The front door opens to the entrance hall (10m2) with terracotta tiled floor. To the left a door opens to the dual-aspect sitting room (30m2) with tiled floor, exposed beam ceiling, pretty fireplace and a pair of glazed doors opening onto a raised terrace.

To the right of the entrance hall a door opens to the kitchen (22m2) with tiled floor, exposed beam ceiling, fireplace and a range of fitted kitchen units.

To the far side of the kitchen a door opens to the dual aspect dining room (26m2) with tiled floor.

To the rear of the entrance hall a corridor runs along the back of the house, with doors opening back into the kitchen and the dining room. Off the corridor are three double bedrooms (14m2, 12m2 and 11m2) each with tiled floor and French windows to the back garden.

Also off the corridor are a bathroom (free-standing bath, walk-in shower, wash-basin and WC) and a separate WC.

First floor

A wooden staircase rises from the dining room to a first floor bedroom (15m2) off which is an ensuite bathroom (bath, wash-basin and WC).

Exterior

The house sits on a plot of 1535m2. To the front of the house is a gravel parking area, a garage and a covered storage area. To the side and rear of the house the garden is mainly left to lawn and planted with a variety of trees and shrubs. To one side of the house is a stream that runs to the river Charente.

This is an attractive house on the edge of a sought-after riverside village with shops, bar and a well-known restaurant. The historic towns of Jarnac and Cognac are just a short drive.
