Ground floor
The front door opens to an entrance area which opens out into the sitting room (11.5m2) with wooden floor and exposed beam ceiling. To the back of this room a wide arch leads through to the dining area (12.5m2) with wooden floor, exposed beam ceiling and a stone fireplace with wood-burning stove. Open to the dining area is a fitted kitchen (5m2) with a pair of glazed doors opening onto a terrace with fine views over the river. In addition to the raised terrace accessed via the kitchen there is a small area of garden, again with fine views towards the river. There is also a separate plot of land located on the other side of the river.
This is an attractive house in a pretty village with shops and restaurant and it would make a perfect lock-up-and leave holiday home. Whilst benefitting from a great view over the river, it is not in the flood zone. The larger towns of Mansle and Ruffec with their facilities and great transport links are within easy reach and the historic city of Angouleme is just a 30 minute drive.
