Regal country estate at "Kitz"

Enthroned in the much sought-after and prestigious neighborhood of stately mansions and enjoying marvelous views over the surrounding mountain ranges 'Wilder Kaiser' and the 'Hahnenkamm' as well as the beautiful skyline of Kitzbuhel itself, this estate is a dream come true in more than one regard. The cable car to the 'Kitzbuheler Horn' and the golf course 'Kaps' are just a leisurely walk away.

The car port and the generously dimensioned underground garage offer ample space (up to 7 cars) for guests and family. In addition to the technical rooms, this floor houses a staff-apartment that could be used as an office as well.

One floor above, the wine cellar and tasting room, the completely equipped utility room and a bedroom complete the 2nd level of this estate.

The next level features 3 bedrooms, each with en-suite bathrooms, walk-in closets, their very own sun terraces and direct access to the lovingly maintained garden.
The elegant owner's area offers a wardrobe as well as an open fire place (bioethanol), which provides for a cozy, home-like ambience. The highlight is of course the direct access to the wellness area, consisting of an indoor-pool on ozone basis, a sauna with panoramic vistas, a steam-room and an open-air Jacuzzi with view of the mountains on the terrace.

The entire 1st floor has been dedicated to 'living'.

An open-plan design, an exposed beam ceiling, the elegant kitchen featuring a cozy, sun-lit breakfast area, the spacious living area with floor-to ceiling windows, a bar the library/cigar lounge with integrated humidor, a guest - WC and a balcony all invite to linger, relax and - 'live'!
The entire estate was built using only exclusive, high-class materials - an elevator being and the state-of-the-art building equipment including a bus system with touch panels, a REVOX sound-system, sun-blinds and an automated vacuum cleaner - all in all, a home that will satisfy the most demanding requirements and that makes it worth 'living'!
