House
Ground floor
There are a number of entrances on the ground floor, allowing a flexible arrangement of rooms.
One pair of glazed doors opens from the garden into a huge living room (50m2) with an attractive tiled floor, exposed stone walls, exposed beam ceiling and a very impressive monumental stone fireplace (with wood-burning stove). From here a doorway opens into a farmhouse kitchen (23m2) with windows to both sides, a glazed door to the terrace and garden beyond, a terracotta tiled floor, exposed stone walls and beamed ceiling. The kitchen is fitted, with plenty of room for a kitchen table.
A door from here leads to a second reception room (27m2) with exposed stone walls, fireplace (with insert), double-height ceiling and glazed door the terrace. From here a door opens into a ground floor bedroom (20m2) with tiled floor, beamed ceiling, ensuite shower room (shower, wash-basin and WC) and a pair of glazed doors that open onto a pretty terraced area.
A door from the main living opens into a recently renovated outbuilding which now provides additional accommodation. There is a large room (24m2) with tiled floor, a door opening back into the main living room and three pairs of glazed doors opening to the garden. Also off the corridor are a large modern shower room (shower, wash-basin and WC), a boiler room (housing the new oil-fired central heating boiler) and a utility room. With just a little work (i.e. adding kitchen facilities to the utility room) this part of the house could easily become an independent annexe for friends and family. It could also provide income potential.
First floor
A walnut staircase rises from a corner of the main reception room to a first-floor landing. Off this are three bedrooms (14m2, 12m2 and 8m2), a bathroom (bath, shower room and wash-basin) and a separate WC.
Garden
The garden lies to the front and side of the house. To the front there is a tiled terrace and an area of gravel which provides useful parking space. To the side the garden is laid mainly to lawn with a number of trees, shrubs and hedges. At a slightly higher level, this section of the garden has disabled access with the addition of a gentle ramp.
Garage
There is a good-size garage (room for at least two cars).
The house has many original features that give a great deal of charm - part of this property was originally a tobacco drying barn. Oil-fired central heating ensures all-year round practicality. The house is on the edge of the village and the open countryside therefore lies just outside the gate. This house would make a lovely family or second home.
