Located in the centre of a well appointed village, this property offers space and character close to amenities and is just 8km from the market town of Aigre.

House

Ground floor

The front door opens into a tiled entrance hall (9sq m), which in turn leads to a sitting room (21 sq m) with fireplace, windows to the front of the house and stairs to the 1st floor.

From the sitting room a door leads to an extremely spacious living room (60 sq m), this room acts as kitchen, dining room and informal sitting room in-fact it is the true definition of a 'living room' because you will want to live in it! Part of the room is floored in an ancient, traditional stone flooring method known as 'Coeur de demoiselle' and this along with the stone walls and beams gives this room enormous character. The kitchen is modern and well equipped and includes an island unit. There is a door to the rear courtyard which is used by the current owners as their main entrance.

There is also a room to the side of the kitchen that was designed for use as small studio, it now acts as games room / utility room and has an adjoining shower room with WC.

First floor

A staircase from the sittng room rises to the first floor landing. On the first floor there is a master suite (18 sq m) with dressing room and bathroom (8.5 sq m) plus three further double bedrooms (13.5, 13 and 12 sq m) and a family bathroom with WC.

Exterior

The property sits on a plot of around 5300 sq m, which includes a large garden mainly laid to lawn with a pond and a 10m x 5m swimming pool and a large courtyard garden enclosed by a number of stone outbuildings.

The outbuildings are composed of a number or 'rooms' totaling more than 150m on the ground and form an attractive courtyard to the rear of the house.
