Superb, Ecological, Wooden House On the edge of Pellefigue, a small country village in the Gers, SW France, overlooking a lake and with the Pyrenees Mountains as a stunning backdrop, is this superb eco-friendly wooden house. With a population of roughly 120 people, Pellefigue is found on a hill top overlooking two valleys and has a mayor's office and a village hall used for hosting village fetes.
The nearest shops, schools, cafes, bank etc can be found at Saramon and Simorre (both 5 miles away). Samatan with its large weekly market and Lombez with its supermarkets are 10 to 15 minutes' drive. Toulouse airport and the Pyrenees are an hour away. The house, the first of five, sits on a quiet lane which dwindles into an earth track descending to a small lake popular with local anglers.
The house is built into the hillside at ground level on the north side and with an additional basement to the south. Two wooden terraces run the entire length of the house on the south side and part of the west - all the better to appreciate the sunsets in total privacy! The views from both upper and lower terraces are stunning: uninterrupted countryside, rolling hills, a lake and, when the weather conditions allow, the majestic Pyrenees mountain range in the distance.
On the ground floor you will find a fitted kitchen with SIEMEN appliances and dining area, a utility room with shelves, cupboards, fridge and washing machine, a south facing sitting room with wood-burning stove, two bedrooms and a family wash room with shower, hand basin and WC.
There is also the master bedroom with walkin fitted dressing room (hanging space, shelves and drawers) and en suite bathroom with shower, bath, hand basin and WC. The sitting room, master bedroom and en suite bathroom all have French windows opening onto the upper wooden terrace.
A wooden staircase leads down to the basement where you'll find a room dedicated to 'wellbeing' with a sauna for 34 people and exercise bars. There is also a workshop (could be used as a fourth bedroom), a large cellar (useful for storing garden materials) and a boiler room with the gas condensation boiler for the underfloor heating system, the water tank (heated by solar panels with gas as a backup) and controls for the 5000L rain and usedwater collection tank.
From the 'wellbeing' room and workshop/bedroom you have access to the lower wooden terrace which leads to the pretty garden laid to flower beds and lawn.
Outside is a wooden carport (45m2) which is big enough for two cars and has direct access to the utility room. Every room in this wooden, ecological house has beautiful country views. There is double glazing throughout and this wellinsulated property has an excellent energy performance value. The finishing details are to a high standard: all the internal doors are made from solid wood and all the light fittings, including sunken LED ceiling lights are included in the asking price.
