Village house with garden

Village house with garden

This 2 bedroom village house has room to expand into the outbuilding, a garage and a garden.

House

Ground floor

The front door opens to the kitchen (16 sq m) with tiled floor, exposed beam ceiling and an attractive limestone Charentaise fireplace. To the right of the kitchen a door opens to the living room (17 sq m) with tiled floor and exposed beam ceiling. The room is large enough for both sitting and dining areas.

To the left of the kitchen a door opens to a corridor that provides access to modern bathroom (bath, shower and wash-basin) and a separate WC.

First floor

To the back of the kitchen a wooden staircase rises to the first floor landing, off which are two double bedrooms (17 sq m each) both of which have wooden floors.

Outbuildings

Attached to the house as accessed from the corridor to the side of the kitchen is an outbuilding (about 25 sq m) into which it could be possible to extend the habitable accommodation. Built into this outbuilding is a store room / study. Next to this outbuilding is the garage.

Garden

The south-facing garden lies to the front of the house. Immediately to the front of the house is a raised decked area - ideal for relaxing. To the front of this is a gravel area with plenty of parking space. Beyond lies the rest of the garden - mainly left to lawn with a number of mature trees, flower borders and hedges. There is a pretty dining terrace, next to which is a hard-standing for an above ground pool. To one side is a small stone outbuilding - ideal for storage and for house the filter/pump for the pool.

To the rear of the house is a small piece of land - possible parking area.

Set in the sought-after Grande Champagne region, this pretty cottage near a village with bar / mini-market could make a lovely holiday home.
