Villa Senese is a villa and agriturismo located in the characteristic landscape of the Crete Senesi, only 15km away from Siena.
It’s a property composed by the main villa of about 1,250 m2, the building dedicated to the agriturismo measuring about 300 m2 and three agricultural annexes.

The villa dates back to 1800 and, at the moment of its restoration, the ancient handmade bricks have been restored and now they characterize the external façade of the building.
It measures about 1,250 m2 in total and it is divided into two apartments of about 150 m2 each, one on the ground floor and one on the first floor, a wide room on the ground floor of about the same measurement (that used to be the cellar) and a similar room on the first floor turned into a big living room.
The villa can count 5 bedrooms and 3 bathrooms.
Entering the ground floor, to notice are the original frescoes at the entrance and in two other rooms; on this floor there is also the typical Tuscan style kitchen, with cotto tile floor and chimney.
The residential area has original, carefully restored finishing, extremely well furnished bathrooms and under floor heating.
The northern area of the villa and the second floor need modernization works, while the roof and the façade have been totally restored.

The agriturismo is composed of four independent apartments of about 60 m2 each, other than an extra double bedroom with bathroom and technical room used as laundry, for about 300 m2 in total.
Every apartment has bedroom, bathroom, kitchen or kitchenette and living/dining area, one of the apartments has two bedrooms.
The entire building has been demolished and reconstructed with the original materials, adding modern technologies to it: roof is now ventilated, walls have thermal insulation, there are solar panels for hot water in spring and summer and under floor heating. There is also an anti-seismic basement room, ready to be divided in four so for every apartment to have his own anti-seismic little room.

The bigger annex measures about 415 m2 and it develops on two floors: materials are of great quality and it can be used as residential area in its entirety.

The second annex doesn’t have the roof as it was too damaged, it develops on two floors and it measures about 280 m2, all recoverable. It offers a great potential as it can be joined to the nearby annex or used independently.

The third annex measures about 60 m2 and it has one floor only: it can be turned into another independent apartment once restored.

The land belonging to the property extend for about 100 hectares, so divided: 60 ha of hilly productive land, 25 ha of flatland and 10 ha of beautiful wood.
To access the property you drive along a cypress tress boulevard.
