The sale of this property comes about only because the English owner, who is a yacht skipper and diver, has a yearning to return to the sea after four years on land. However, his sense of adventure never deserted him, for he found this rather magical property in the protected forests of Latvia and created a warm comfortable home, coupled with a highly productive smallholding and the basis of a very successful outdoor holiday activity centre.
Now, there is the opportunity for the new owner to carry on where our client leaves off, or use the property in any one of a host of different ways. Whatever that owner decides, for anyone who loves the outdoor life, the low cost of living, the possibility of friendships with like minded folk from many other countries (there is a real sense of community, but your privacy is always respected), this opportunity must be a dream come true.
The accommodation benefits from central heating, supplied by the wood and coal burning boiler, which was new in 2012 and which also provides the hot water. In the summer there is an electric storage heater to provide hot water. The total internal floor area is 172 sq m, with the garage and storage area adding an additional 86 sq m.
.
On the ground floor there is a large 'L' shaped sitting room with a great open fireplace. A small conservatory leads off at one end. The kitchen includes sink, cupboards, electric oven and hob, a microwave and fridge freezer. The kitchen itself is on the small side and, apart from the appliances, which were added in 2011/12, has not been re-modelled, as the owner intended to extend it, perhaps into the conservatory.
The large bathroom has a basin, shower, washing machine and WC. Also on the ground floor is a room currently being used as an office.
On the first floor, there are three large bedrooms, two of which have walk-in dressing rooms. Another small area could easily be turned into a small fourth bedroom. There is also a large second bathroom.
At basement level, there is a garage plus three storage rooms. One of these rooms houses the central heating boiler.
The entrance to the property is on the main road (A3) that runs from Estonia, through Latvia and on to Lithuania. This road is kept clear even in the worst snow storms, so access to the property is never a problem. The River Gauja (Latvia's largest river) runs the entire length of the rear of the property. There is a natural slipway at the end of the garden for canoes and inflatables, or just for a dip in the cool river on a hot summer day.
The 18.5 acres include large flat areas which are ideal for camping, pine forest and mixed deciduous woodlands. There is a separate toilet block for campers, which was built in 2012. The present owners grow their own vegetables, keep chickens for eggs (the hen coop will accommodate 12 chickens) and enjoy the old apple trees, plum trees and berry bushes which make great jam, so being virtually self sufficient is definitely possible.
There are two derelict buildings on the site and it may be of interest to know that new buildings on the sites of these require no new planning permission.
The sale will include all tools, including a mini tractor with cultivator and grass cutter, chain saws and strimmers etc to enable the new owner to continue with maintenance etc. There are also three quad bikes, a four person canoe, fishing gear and other items, all of which are available by separate negotiation.
The present owner was originally going to turn the property into a camp site and outdoor activity centre, with nature walks, mountain biking, quad biking, horse riding, canoeing and rafting excursions, even a small children's petting zoo etc. It is ideally situated for all of those things and much more. Several appropriate website domain names have been acquired and will be passed to the new owner, if required.
In conclusion, for a like minded person, this must be a dream come true!
THE PHOTOGRAPHS
It may help to have an explanation of some of the 24 photos. We start with 'before and after' views of the house, but the other way round! The second photo shows the property as it was when the owner bought it four years ago.
Other views include a winter shot of the slipway to the river, the outside and inside of the toilet block, the two derelict buildings, the pond at the bottom of the hill and the hen coop. Hopefully, all the rest are self explanatory!
THE TOWN OF VALMIERA
Valmiera is a fantastic large town just ten minutes drive down the road. Here you will find everything from supermarkets, shopping malls and shops, cinema (in English!) bars and restaurants, clubs, doctors, dentists and hospitals (all of exceptional quality). There are also DIY and garden centres, schools and play areas for children, in fact everything you would expect from a modern European city.
Valmiera is one of the oldest towns in Latvia, a beautiful and romantic town which is situated on the Gauja River, one of the most beautiful in the country. The town is located about 120 km north east of Riga and about 50 km from the border of Estonia.
An idea of the important history of the town will be found in the medieval castle ruins, fortification bastions, wall fragments and St. Simon's Church, all being testimonies of the ancient settlement.
Today, Valmiera has atmospheric markets, many sporting and cultural events, good shopping and excellent entertainment. Buses run regularly along the A3 and stop directly outside the property.
