Poseidon House is a luxurious beach house set in a beautiful and natural tropical garden above a secluded white sand beach in exotic North Borneo. Located on the picturesque North coast of Sabah, Malaysia, and the paradise that is the Tip of Borneo, the villa rests atop a 26 metres high rock outcrop with outstanding views of the recently created Tun Mustapha Marine Park.

Viewed through the 60 feet of sliding glass walls, the park encompasses 35 offshore islands, countless coral reefs and the crescent shaped beach below. Poseidon House is enclosed within an exclusive secluded plot of 3.2 acres, which captures the true sensations of tropical Borneo, with its bejeweled butterflies, exotic birdlife and numerous species of tropical flora and fauna. With its proximity to endless stretches of pristine white beaches, the property is located in the centre of the area sometimes known as 'The Treasures of Borneo'.

Poseidon House is located in the secluded fishing village of Kudat, which is only some 30 minutes from its local airport or about 2.5 hours by car from Kota Kinabalu International Airport. Kudat, along with its numerous off-shore Islands, also forms a piece of the famous 'Coral Triangle'. From higher ground at the rear of the property, there is a fine view of South East Asia's highest mountain, Mt Kinabalu (13,000 feet).

Vehicle access to the property is via a partially concreted 3 metres wide driveway and a large imposing security gate and wall, with wall and gate lights. A radio controlled gate system, controlled from the Guard House, ensures absolute privacy. The residence is well equipped with security lights.

Poseidon House can also be reached by helicopter, there being a helipad servicing the property. Helicopters can be chartered at Kota Kinabalu International Airport.

THE ACCOMMODATION

The superbly designed and proportioned accommodation is air conditioned throughout and all floors to the main living floor are finished in homogenous tiles.

MAIN FLOOR

The main floor is entered via elegant double doors from the principal parking area and leading to the
LOUNGE / LIVING ROOM, with sliding glass double doors leading to the deck and providing magnificent ocean views. This splendid room has an area of some 80 square metres (861 sq ft) and a ceiling height of 3.2 metres (10 ft 6 ins). There are Satellite TV, telephone and broadband connections and a surround sound stereo system.

The DINING ROOM area is nearly 23 square metres (247 sq ft) and holds a 12 seat dining table and chairs with room to spare. Sliding glass double doors lead to the deck, giving wonderful sea views and from where the spectacular sunsets can be enjoyed. Again, the ceiling height is 3.2 metres.

A CLOAKROOM with toilet and shower is approached from the Lounge and is fitted with black marble tops and ample under sink storage.

Being on the ENTERTAINMENT DECK is like being on top of the world! The wide view of 180 degrees overlooks the natural rock swimming pool below, the bay with its off shore Islands and the ocean beyond. The tiled floor has a removable white canvas cover for tropical outdoor dining and relaxation. This wonderful area of 104 square metres (1119 sq ft), with its safety hand rail, is perfect for entertaining and could be further enhanced by the addition of a bar..

The fully fitted and equipped KITCHEN, with a floor area of more than 29 square metres (312 sq ft), has a tiled floor, black marble working tops to the fitted units, central console and floor to 2.43 metres (8 ft) high ceiling storage cupboards, with wine storage behind. There are large twin fridge-freezers, ample AC sockets, Electrolux gas oven and stainless steel extractor fan and hood. A rear walkway and steps lead from the kitchen to the parking area.

The KITCHEN DECK is ideal for barbecues and enjoyment of the magnificent sunsets. With an area of 44 square metres (473 sq ft), it is complete with external AC sockets, sink and wash hand basin with a black granite top plus under sink storage cupboard.

TOP FLOOR

The fabulous MASTER BEDROOM SUITE is almost overwhelming, with its own Balcony and sliding glass double doors providing stunning views over the ocean and about 40 off shore islands. The suite comprises the BEDROOM with integrated LOUNGE and fully fitted EN SUITE SHOWER ROOM.

The bed area (King Size) and the adjacent lounge area are separated by tropical light cotton curtains. Leading off is a walk in closet with floor to ceiling open and cupboard storage space and ample natural light, which is also a feature of the room itself, resulting from the fully glazed wall providing wonderful sea views and the benefit of glorious sun rises. The floor area is an impressive 53.52 square metres (576 sq ft) and has a ceiling height of 3.04 metres (10 ft).

The MASTER SUITE DECK overlooks the pool and ocean and, again, gives the occupants the enjoyment of the spectacular sun rises.

A walk in closet with sliding mirrored double doors leads to the SHOWER / WASHROOM, which is accessed by French double doors in tropical wood and glass. Fitted are the shower, bath and toilet, plus the white porcelain wash basin with black marble tops.

GROUND FLOOR

BEDROOM 1, known as 'The Sunset Room', is a self contained BED-SITTING ROOM and has walls of natural rock, illuminated by candles which are set in shell holders. The room of about 62 square metres (667 sq ft) has sea and sunset views, the South facing wall being entirely glazed. The room is air conditioned and fitted with two ceiling fans to retain its cool North South exposure.

The EN SUITE SHOWER ROOM features black marble contrasting with the fitted storage units and towel storage areas.

BEDROOM 2, known as 'The Sunrise Room', is situated at the edge of the pool and has magnificent views of the sea and sun rises. Fully air-conditioned, it has a floor area of about 40 square metres (430 sq ft), with 3.6 metres (11 ft 9 ins) high ceiling and its own private deck for relaxing and enjoying the sea views.

The South wall has been sculptured out of the original rock on which the house was built and this is enhanced by the romantic candle lighting. The North wall facing the sea is fully glazed with sliding windows.

The EN SUITE SHOWER ROOM has black marble sink tops and white sanitary fittings, with homogenous tiled floor and a collection of local South China Sea exotic sea shells. The room is complemented by floor level lighting.

THE GUEST SUITE & MAID'S QUARTERS

The fully air conditioned GUEST SUITE has its own EN SUITE BATHROOM and KITCHENETTE. It has a floor area of about 45 square metres (484 sq ft), tiled floors, cable for Satellite TV and its own DECK overlooking the jungle below and providing a platform from which to enjoy the sunsets.

The MAID'S QUARTERS and attached STORE both have EN SUITE SHOWER ROOMS, complete with shower, toilet, wash hand basin, sink and micro kitchen. There are also additional cooking and sink facilities and two washing machines integrated into the building. Floors are tiled and walls are tiled around the facilities.

GARAGE / STORE / WORKSHOP

A new integral DOUBLE GARAGE has been built, with a total area of 108 square metres (1162 sq ft), which includes the STORE and WORKSHOP areas. There are ample power sockets and security lights.

GUARD HOUSE

This area of 37 square metres (398 sq ft) is suitable for a Security Guard and / or Gardener. It has its own WC and shower and an external cooking area.

NATURAL ROCK SWIMMING POOL

One of the main features of Poseidon House is the natural rock swimming pool, believed to be the only one of its kind in Malaysia. Built between an extended long and wide rock cleavage, like the house, it is supported by 25 meters of shear rock above the gardens and beach below. From this unique feature, there are fantastic views overlooking the China Sea. The pool area is equipped with security lighting.

The Pool has an area of 76.12 square metres (819 sq ft) and a depth ranging from 0.91 to 1.52 metres (3 to 5 feet), with white tiled infinity edge overflow overlooking the bay and sea. There are four underwater lights. Below the pool, the overflow trough area is neatly landscaped with bougainvillea.

The Pool has three surrounding decks, one of 5.90 square metres (63 sq ft) housing the POOL PAVILION, plus two smaller decks. In addition, a huge slab of natural rock, 30 metres (98 feet) long, could be covered with wooden decking to provide a further 179 square metres (1926 sq ft) of entertainment space in and around the Pool and Pavilion area. There is ample storage space beneath the far end of the pool deck for pool and water sports equipment.

The 'L' shaped POOL PAVILION has potential for conversion to a small Guest Suite of 40 square metres (430 sq ft) and provides further grand views of the ocean. Columns of exotic local timber, each with subtle lighting, form the structure of the Pavilion, which has homogeneous tiling throughout. The pavilion has a two shower configuration, one being open and one enclosed in a brick and tiled SHOWER ROOM and TOILET, with fully tiled walls.

KUDAT AND LOCAL AMENITIES

Poseidon House is 5 minutes from the local airport, 10 minutes from the local golf course, and 15 minutes from the town centre of Kudat. Many local restaurants can be found in the town centre, ranging from local Chinese cuisine, to Malaysian and Indian cuisine.
Kudat has a beautiful 18 holes golf course, which is easily accessible and only 10 minutes away from Poseidon House by car. It's a golfer's paradise at unbeatable prices! The Golf Club has its own open air and air conditioned restaurant, with delicious Chinese cuisine at amazingly modest prices.
As well as the golf course, local attractions include water sports (snorkeling, scuba diving, fishing, kayaking), beach walks and jungle trekking. Island hopping and fishing trips can be arranged upon request. Local antique, fish and vegetable markets in the town centre of Kudat hold a wide and varying selection of tropical fish and vegetables for sale, making a local shopping experience one to remember.
You can explore the vast beaches in search of intricate shells, jog to the end of the mile long bay or just slip on a scuba mask and swim out to the stunning coral reefs. Simply snorkeling at the water's surface will reveal a bewildering array of dazzling tropical fish, squid, lobster and the occasional turtle. You may even see the turtles grazing near the sea shore or laying their precious eggs along the beach of 2 kilometres, just below the house, where the Boat House, which holds kayaks for exploring the nearby deserted beaches, is also situated.

COMMERCIAL & DEVELOPMENT POTENTIAL

Poseidon House has been made available for renting and currently attracts a 70% occupancy rate, thus providing a significant income when the owner is away on business. It is estimated that, if the full rental potential of the property is realised, it would generate a gross income of around £120,000 each year, subject to market conditions.

The Estate also has massive potential for multiple business development and investment uses, subject to obtaining the requisite planning permits and compliance with all relevant regulations. These may include:

REGIONAL EXCURSIONS FROM KUDAT

People living in Malaysia have access to fantastic regional shopping and travel excursions. Singapore, Thailand, Kuala Lumpur (the Capital of Malaysia), Taiwan, Hong Kong, Taipei, Manila and Jakarta can all be reached by direct flights from Kota Kinabalu International Airport within a flight time of 2 to 3 hours.

Brunei is a 20 minute flight away from Kota Kinabalu and Perth, Australia can be reached in 5 hours via Brunei. One can also drive to Brunei, Miri, Kuching and even into Indonesia (Kalimantan). There are excellent road and ferry systems in Borneo.

The highest mountain in Malaysia, Mt. Kinabalu, can be reached in 4 hours and there is access to the world class diving island of Sipadan by flight and / or road and then boat. Within 3.5 hours, world class rafting on the Padas River can be enjoyed. Kota Kinabalu, with its superb Italian restaurants, shopping and night life, is a pleasant 2.5 hours drive away.

For those who enjoy being on the sea, as well as looking at it, ocean going sailing boats frequent Kudat en route to Australia, the Philippines, Indonesia, Honk Kong, Singapore, and Kota Kinabalu. The boats come into Kudat for repairs and for the crews to rest, resulting in sailors from all over the world frequenting the village and entertaining local people with their exciting tales of sailing the oceans of the world!
