The cottage is situated in a small rural hamlet close to the lake (Etang de Chateau Tro), very private, not overlooked and in a little hamlet and the village of Guilliers which is only a few kilometres away has a little suoermarket, post office, chemist, library, butcher, hairdresser, tabac, hotel which does fabulous food, a couple of bars, boulangerie and a well serviced village hall with various clubs and associations with English and French.

On the front south face there is a 12 m2 double glazed conservatory with tile roof with large velux and tiled and wooden floor and original exposed stone/granite wall. This has 180 degree views onto the garden beyond.

The cottage consists of:

Ground floor:

kitchen (13.5m2), leading to shower room/toilet and a purpose built larder, small hallway leading to family living/dining room (38 m2) with oak parquet flooring, original oak beams and a Breton fireplace fitted with a turbo fan assisted wood burning insert that blows hot air into one bedroom upstairs and the kitchen, there is also conservatory, and access to the back of the cottage which has a room (24 m2) which houses a working well with a cold water storage tank and sink and a small rear door onto the back of the property. This area has a concrete floor and is currently used as storage but would make ideal additional living space if required. In the lounge, there is also a storage heater which is very efficient.

Staircase to:

3 double bedrooms, one with a little balcony looking out to the garden and beyond and also has a wood burning stove.

The other 2 bedrooms are approx. 18 m2 each with original beams, parquet flooring and vaulted A-frame ceiling. There is a velux with blinds to each bedroom.

There is an additional room above the kitchen (currently accessed from outside) that has a wooden floor but otherwise not yet renovated which houses the hot water tank and has a window opening on the south side.

The cottage is fitted with shutters.

Attached to the main residence are a further two buildings with electricity supply, one currently used as a workshop the same height as the main house and has a huge open Breton fireplace and could be converted into a separate cottage or gite for rental purposes. The second is smaller which used to be the old stables and is used for gardening equipment/log storage. Attached to this is a carport with closed sides and a concrete floor then a second smaller open carport. There is the scope to renovate these properties if so desired or just to have a storage.

The garden is a terrific feature comprising vegetable plots, mature fruit, chestnut, hazelnut trees, and grass paddocks surrounded by mature shrubs, flower beds, two grapevines and purpose built patio areas.

It has real character attracting an abundance of wildlife. The house frontage boasts a magnificent old wisteria which flowers twice a year.
