Farmhouse With Room To Expand

Edge of village
* Ideal holiday home
* Scope to expand
* Large garden and separate orchard

Located on the edge of a pretty village within a short drive of a choice of market towns this cottage is nicely presented offering 3 bedrooms and plenty of scope to expand into the attached barn if needed.

A traditional fermette with exposed beams and good sized lounge with wood burner has the added bonus of being double aspect with plenty of light coming from front and back. The L-shaped kitchen/diner has all that you need with a large bathroom/wc and laundry room completing the ground floor. Stairs from the diner part of the kitchen lead to the first floor with landing area providing access to the bedrooms. The first double is on your right and then on your left you have a single with separate wc and then on into a large double bedroom.

Outside the front and rear gardens are laid to lawn with mature trees. The attached barn is a good size with plenty of scope to extend into from the kitchen area or left as a separate entity should it be required. There's enough room here for a 1 bedroom self-contained gite or another couple of bedrooms and a bathroom for the main house. There's also a large double garage, underground wine cellar and a separate plot a short walk away as an orchard.

With minimal running costs (around 1000E per year the owner informs us) and the security of a neighbour and nearby village this is an ideal lock and leave holiday home for those wishing to use it as a base from which to explore this wonderful part of France. Ideally located in the middle of the 'Golden-Traingle' of Le Mans, Angers, Tours with great access to the Loire valley and beyond.
